Investment in the logistics sector in the first half of 2022 has reached 1,175 million euros, one of the highest figures reached to date.
Logistics activity in the center of the peninsula and Valencia
The Spanish logistics sector reached from the beginning of the year to June 2022 a contracting of 1,485,000 m², where Valencia and Madrid stand out as protagonists, the latter with a contracting of 687,000 m² (87% has been net contracting), which The total figure represents the highest recorded in the last decade and an increase of 9% compared to that reached in the same period of 2021.
In the downtown area, two “turnkey” leases stand out, one of 120,000 m² by Inditex in Illescas and another of 53,000 m² by Geodis in Torija, in addition to the lease by GXO of a 53,500 m² warehouse in Marchamalo.
In Valencia, 270,000 m² was contracted, which represents an increase of 112% compared to the figure registered in the same period of 2021. Among the most important operations, the self-development of 26,000 m² of Andreu World in Ribarroja stands out.
Logistics activity in Catalonia
In Catalonia, on the other hand, it reached a logistics contracting of 392,000 m2 (68% has been net contracting), which represents a decrease of 20% compared to that registered in the same period of the previous year.
Two “turnkey” projects also stand out in this territory, one is the purchase of 90,000 m² by Kave Home in Tordera, and the other the rental of 27,500 m² by Seur in Castellbisbal, in addition to the rental by Naeko of 40,400 m² in the Bisbal del Penedès.
Logistics activity in Seville and Zaragoza
In Zaragoza, 73,000 m² were registered in the first half of 2022. This figure represents an increase of 40% compared to that reached in the same previous period. The area most in demand continues to be PLAZA, followed by the A-23 Huesca axis.
In Seville there was an increase in activity, reaching 55,000 m² of contracting, surpassing the 14,000 m² registered in the first half of 2021.
Among the most important operations are the self-promotion of renting 22,000 m² in PLAZA (Zaragoza) by Think Textil, and the leasing of 13,500 m² by UNEI in Dos Hermanas (Seville).
Investment Market
Regarding the investment market, in the first half of 2022 a volume of 1,175 million euros has been reached, 18% below the figure reached in the previous year. Of the 1,175 million euros, 55% of the total volume corresponds to three portfolios. In addition, other operations stand out such as:
- Purchase of IBI Lion, an asset in Llíria (Valencia) for 54 million euros
- Purchase by Freo Group-Pictet of an asset in Vilanova del Camí (Barcelona), for 31.5 million euros.
Meanwhile, the price level of Industrial and logistics land continues to rise as it has been happening since 2021.
